The property address, the purchase price, and your after-repair value. We underwrite the deal and the plan rather than a long financial history.

Do I need an LLC or business entity?

Yes, We make business-purpose loans to business entities, not to individuals.

What if I've never flipped a house before?

First-time borrowers are welcome. We'll ask more questions about your plan, scope of work, etc., but experience is not a requirement.

How do payments work during the loan?

Monthly interest-only payments during the life of the loan, with the principle due at payoff.

Which markets do you lend in?

Accepted Answer

Nebraska, Iowa, Indiana, Missouri, Arkansas, Kentucky, Colorado, and Utah. If your deal is just outside one of those, ask anyway.

Do you have to see the property?

No. We lend out of state often and collect photos via email if necessary.

Do I need to carry insurance on the property?

Accepted Answer

Yes. Property insurance must be maintained for the life of the loan, with Simplestate listed as additional insured.

Is a personal guarantee required?

Yes. Each member of the borrowing entity signs a personal guarantee.

How is the rehab budget funded?

Accepted Answer

When rehab is approved as part of the loan, funds are disbursed in draws as work is completed. You do the work, show it's finished (usually via photos), and once the draw is approved, we disburse. Rehab draws are approved at our discretion.

What happens if the project runs long?

We don't promise extensions up front. We do consider them for borrowers who've made real progress and kept payments current. If we grant one there will be an extension fee, and require verification that insurance and property taxes are current. It's decided case by case.
